Westgate is a residential community in West Calgary established in 1957. It is located on the west edge of Sarcee Trail, between Bow Trail and 17th on the north and south respectively. The neighbouring community of Rosscarrock makes up the community to the east. Westgate is on the smaller side with a population of 3,145 living in 1,334 dwellings. Residents here are primarily homeowners with 80% of the homes occupied by the owner. Westgate homes for sale are mostly single family detached homes, built in the bungalow suburban stile of the 1960s. This means primarily single floor buildings (not including basement), with a detached garage facing an alley. Some of the homes have been modified to add an additional floor, and infills are becoming more numerous. Transit access to Westgate is provided by 45th St. LRT Station on the Blue Line next to 17th Ave – within walking distance of most homes in the southern half of the community. Residents closer to Bow Trail are connected to Westbrook LRT Station via bus routes. Nearby shopping amenities include both Westbrook Mall and Westhills Shopping Centre, both within a 10 minute drive. Sarcee Trail provide access to other major routes, and will soon be part of the Ring Road that is nearing completion, which will make an immediate upgrade to current road connections to the south Calgary area. Bow Trail and 17th Ave both are attractive options for commutes to the city centre, a 15 minute drive. Popular amenities close by include Canada Olympic Park and Edworthy Park.
